ChenGPT
ChenGPT is an experimental generative AI assistant that brings the Chen Institute’s institutional knowledge base and industry and data resources directly to students’ fingertips. Drawing from public and proprietary assets—including Stern Real Estate case studies, datasets, and academic research—ChenGPT supports students in navigating the real estate and capital markets landscape with insight. Among the features under development, it acts as a smart data scout, identifying relevant public and licensed datasets across housing, credit, demographic, and financial domains, while offering guidance on data structure, provenance, and access options. By integrating real-world knowledge with AI-powered discovery tools, ChenGPT enhances both classroom learning and students' independent research, reinforcing the Institute’s mission to advance data-driven innovation in real estate. Access to the tool is currently restricted to Chen Institute students. It is in beta as we refine its capabilities and expand its integrations.















Decarbonization Compass
The Decarbonization Compass is a public data tool that combines New York City building energy benchmarking data with mortgage lienholder information to support analysis of the financing landscape tied to buildings subject to Local Law 97. Originally developed by NYU Stern’s Center for Sustainable Business (CSB) in collaboration with the Mayor’s Office of Climate and Sustainability (MOCS) and the NYC Energy Efficiency Corporation (NYCEEC), the tool is now maintained by the Chen Institute for Global Real Estate Finance in partnership with CSB and the Urban Green Council. It allows users to search by mortgage lienholder to view a lender’s portfolio of buildings subject to the Law. Additional search functions allow users to identify retrofit opportunities by neighborhood, address, or building use, and to examine carbon emissions by compliance pathway. The tool is designed to support stakeholders—including lenders, building professionals, and policymakers—in exploring data-informed approaches to decarbonization.
